Phase 1 - Environmental Site Assessments
Phase I Environmental Site Assessments, to help identify and assess characteristics of sites that are of potential or existing environmental concerns and contamination liabilities. Phase I Environmental Site Assessments have become a standard requirement of many commercial and industrial real estate transactions, including sales and refinances.
Phase 2 - Soil and Groundwater Investigations
The Phase II ESA is typically requested when a Phase I ESA identifies Recognized Environmental Conditions and further investigation is recommended. The purpose of a Phase II ESA is to determine whether Recognized Environmental Conditions are present in environmental media at a property. Soil testing and groundwater testing is often conducted to determine any contamination areas. Chemical testing is performed on the environmental media samples that are collected from the site.
Phase 3 - Soil and Groundwater Remediation
The Phase III is the next step and is used to remove contaminants that were identified in the previous steps.
Phase 4 - Site Closure Activities
If necessary, a Phase 4 is used for the ongoing monitoring of a site to ensure that the remediation was effective or the management of the site is maintaining containment.
